These Terms of Service ("Terms") govern your use of the Land Leads platform at landleads.app and services operated by Apex Marketing Partners, LLC ("we", "us", "our"). By using our services, you agree to these Terms.

1. Services

Land Leads provides a real estate acquisition platform that connects property owners with potential buyers of vacant land. Our services include property research, outreach communications (SMS, phone, email, mail), deal facilitation, and contract management.

2. SMS Communications

By providing your phone number and consenting to receive SMS messages through our SMS consent form, by replying START to our messages, or by texting our number in response to direct mail:

• You authorize Land Leads (Apex Marketing Partners, LLC) to send you text messages related to property purchase offers.
• Message frequency varies based on the conversation (typically 2-5 messages).
• Message and data rates may apply depending on your carrier plan.
• You may opt out at any time by replying STOP to any message.
• You may request help by replying HELP or contacting admin@apexmarketingpartners.com or calling (833) 273-9552.
• Consent to receive SMS messages is not required as a condition of purchasing or selling any property.
• Compatible with major US carriers including AT&T, T-Mobile, Verizon, and others. Carriers are not liable for delayed or undelivered messages.

3. Eligibility

You must be at least 18 years of age to use our services. By using our platform, you represent that you are at least 18 years old and have the legal capacity to enter into these Terms.

4. Property Transactions

Land Leads facilitates introductions and negotiations between property owners and buyers. We are not a licensed real estate brokerage. All property transactions are between the parties involved. We do not guarantee any transaction outcome, property value, or closing timeline.

5. User Responsibilities

You agree to:

• Provide accurate and truthful information in all communications.
• Not use our services for any unlawful purpose.
• Not interfere with the proper functioning of our platform.
• Comply with all applicable federal, state, and local laws.

6. Intellectual Property

All content, software, and materials on the Land Leads platform are owned by Apex Marketing Partners, LLC and are protected by intellectual property laws. You may not copy, modify, distribute, or create derivative works without our written permission.

7. Limitation of Liability

To the maximum extent permitted by law, Apex Marketing Partners, LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services, including but not limited to lost profits, property values, or transaction outcomes.

8. Disclaimer of Warranties

Our services are provided "as is" and "as available" without warranties of any kind, whether express or implied. We do not warrant that our services will be uninterrupted, error-free, or that any property information is complete or accurate.

9. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any disputes shall be resolved in the courts located in Lee County, Florida.

10. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated "Last updated" date. Your continued use of our services after changes constitutes acceptance of the updated Terms.
